Who we are
Square One Estates Limited is a property business operating across Nottingham. We own and manage shared houses and let them room by room. We manage our properties ourselves rather than through an agent, so the person you speak to is the person responsible for your home.
We let to working tenants, students and people receiving housing support. We assess every application on whether the tenancy is likely to work, not on assumptions about who someone is.
How we run our properties
Managing a house in multiple occupation carries real responsibilities, and we take them seriously. Every property is maintained to the standard required of a licensed HMO, and we hold the certificates and licences that go with that.
- Annual gas safety checks by a Gas Safe registered engineer
- Electrical installations inspected and certified
- Smoke and heat alarms, fire doors and clear escape routes
- HMO licensing where the local authority requires it
- Deposits protected in a government approved tenancy deposit scheme
- Regular, planned maintenance rather than waiting for things to fail
Clear paperwork, no surprises
Every tenant receives a full tenancy pack at the start of the tenancy. It sets out your terms in writing, explains how the house works, and includes the safety certificates for the property. You always know what you are paying, what is included, and who to contact.
- A written assured tenancy agreement and statement of terms
- Inventory and schedule of condition for your room
- House rules, fire safety information and a moving out guide
- Gas, electrical and energy performance certificates
Fair treatment
We deal with tenants honestly and expect the same in return. Rent is collected simply, repairs are dealt with promptly, and we follow the law on tenancies, deposits and possession. If a problem arises, we would rather sort it out with you directly than let it escalate.

When you enquire or apply, we collect personal information in order to consider your application and manage the tenancy. Our Privacy Notice explains exactly what we collect, why, who we share it with and how long we keep it.
